Our signature $1,850 design package includes a comprehensive property survey, a realistic 3D computer model of your property, 20+ high-resolution renderings from daylight and evening angles, 2 rounds of design revisions, a scaled 2D overhead master blueprint, a complete material and botanical plant schedule, rough installation pricing guidance, and introductions to vetted local installation contractors.
Yes, the $1,850 design fee covers residential parcels up to 1/2 acre (21,780 sq. ft.). For properties larger than 1/2 acre, there is a flat rate of $500 for each additional 1/2 acre to account for expanded site measurement and 3D modeling time.
After our on-site survey and intake consultation, our initial 3D visualization and preliminary layout typically take 3 to 4 weeks. Following your review and collaborative revision requests, final blueprints and contractor-bidding packages are usually delivered within 1 to 2 weeks.

We do not operate construction equipment directly, which is a major advantage for you: we provide 100% unbiased material recommendations and design strictly for your aesthetic and financial goals. Once your plans are finalized, we introduce you to our preferred network of licensed, bonded, and insured Eastside contractors and assist you in obtaining competitive bids.
Yes. Our scaled 2D master blueprints include precise property setbacks, hardscape square footages, impervious surface calculations, and existing tree preservation zones, which can be incorporated into permit submissions for the City of Mercer Island, City of Bellevue, and King County.
